By us. For us.

As an architecture practice for transformation and building within existing structures, we think every day about what spaces need to achieve for others. How they bring teams together, make culture visible and open the door to change. For our new working environment, we planned for ourselves for the first time. That sharpens both the view and the answers.

A place with history

We chose a former textile factory in Munich's Isarvorstadt. After the Hopfenpost and the Knödelfabrik, it is the third industrial building in our history. This Gründerzeit building came with demanding conditions: listed status, fire safety requirements and several units that needed to grow into one. For us, that was the invitation we had been looking for. Here we could transform a place, carry its story forward and create a working environment that matches our character.

Curating the space

The concept follows one clear principle. We curated the historic space rather than dividing it. All functions sit together in a compact, transparent block. Wall to wall, separated only by glass. An open layout keeps floor space and daylight where they belong, and a single connected volume lets the generous character of the building stay tangible.

Almost 1,000 square metres open onto a 360-degree panorama across the city's rooftops. Full-height glass creates sightlines through the entire floor. From the barista bar at the entrance, the view reaches into every corner. You stay part of everything. And when someone wants to withdraw, they simply draw the curtain. Retreat while staying connected.

Design begins with the hands

Nowhere shows the value of physical space more clearly than our materials library. Sorted, tangible, with pull-out sampling boxes built straight into the counter. Surfaces, patterns, textures. See, feel, compare and decide together with our clients. Good design begins here, with the hands.

A living laboratory

Today we experience every day what we envision for our clients. How atmosphere strengthens focus, how zones invite encounter, how sightlines create belonging. An office that truly fits is more than a place to work. It is the place where everything begins.
