CSMM Munich – Where It All Began

Munich is where the CSMM story started and remains the heart of our practice today. It was here that Timo Brehme founded conceptsued in 2003, driven by the ambition to create places that go beyond purely functional space.

The company began as a consultancy, advising occupiers on how to make the most of their workplaces from a strategic, operational and design perspective. In 2008, the founding of Modal M expanded this expertise to include the needs of property owners. Acting as a strategic advisor, the company focused on the development, repositioning and revitalisation of existing buildings, helping landlords unlock the full potential of their real estate.

In 2018, both businesses came together to form CSMM GmbH, reflecting the profound changes shaping the built environment. Growing demand for flexible workplace concepts, increasing pressure on urban space, the rise of New Work, and the complexity of project management and adaptive reuse called for an integrated approach. Combining consulting, interior design and strategic planning, CSMM developed into a multidisciplinary practice with a comprehensive range of services. At the same time, architecture became an increasingly important part of our portfolio, naturally extending our design and planning expertise.

Today, this development is represented by our four Managing Directors:

Munich also serves as the operational centre of CSMM. Our Administration, Finance, Communications & Design, and People & Culture teams provide central support for all six CSMM offices. In addition, each Managing Director is responsible for one of our other locations, working closely with the respective Office Lead to strengthen collaboration, ensure knowledge sharing and drive the strategic development of the practice as a whole.

Within the Munich office, four independent studios take full responsibility for their projects, each bringing together an interdisciplinary team that works with a high degree of autonomy. This structure creates clear ownership, encourages entrepreneurial thinking and enables us to deliver projects efficiently, holistically and with consistently high design quality.
